CASE STUDY – Financing
Customer: Jennifer H.
Topic: Overcoming Financing Challenges

Situation: Jennifer has been trying to sell her home for over a year. She had to sell due to her current financial situation. A single mom of three with two kids in college makes for a slim budget. With a background in real estate, Jennifer knew her best chance to sell her home was to take the house off the market and make necessary updates. Updates included: major cleaning, interior and exterior paint, new curtains, de-cluttering, and installing a new heating and cooling system. The heating and cooling system was the greatest investment, but all of these items needed to be completed in order for Jennifer to have the best chance of selling her home. Her desire was to move into a smaller, more affordable home, so that she could continue to pay for her kids’ college education.

Action: After meeting with Jennifer, I was determined to find a solution for her. We tried financing, but she was declined by our primary and secondary options. We also tried increasing the limit on her credit cards, but they were declined, too. Her personal bank wasn’t comfortable giving her a loan at that time either. As I looked over the history records for Jennifer, I noticed that she had her system checked by us every year and the last few years she paid for necessary repairs. This system was definitely ready to be replaced. With a personal referral, the company’s bank agreed to offer Jennifer financing until the house sold. Now this isn’t normal business practice, but Jennifer had proven to be a loyal customer who had referred several friends to us, so I continued searching until I found a solution that worked for Jennifer.

Results: A new system was installed for Jennifer and I even hauled off a pick-up truck full of items she needed to get rid of. The best part is that Jennifer sold her home within three months for her asking price! This was over two years ago and she still thanks me.
